What Unit/Timeshares are available for sale?

What units do you have available and all costs associated with the unit?

  • There may be a purchase price for the timeshare, cost to record the deed at Lincoln County, and after that just monthly assessments shown above.

What are the views from the different units?

  • Each unit has it’s own view.
  • ORTSA’s 14 condominiums are spread over 9 buildings
    • Buildings O and P have forest views
    • Buildings A, K and M have panoramic views
    • Building I looks toward the ocean over the pool building, some forest
    • Buildings B and C are nestled toward the mountain and look out to the ocean
    • Building F has an obstructed view of the ocean

How does the interval calendar work?

  • Each timeshare is identified by a unit number and an Alpha letter.
  • The letter designates your week(s)
  • The week will appear twice each year, 6 months apart.
  • Each year the alpha letter will move backwards by two weeks.
  • Your timeshare availability is very predictable for planning purposes, see the calendar for 2025, 2026-2027

What is the annual maintenance fee per unit for a two-week timeshare? 

  • ORTSA has all-inclusive assessments.  As a timeshare owner you are a 1/24 owner in a condo unit.  Each unit has a different assessment, but they range between $100-$110 for a one bedroom and $120-$135 for a two bedroom.
  • ORTSA owners do not need to worry about cleaning fees, repairs and maintenance, or furniture or fixtures.  All these things are included in your monthly assessments.

What is the schedule for a week?

  • Your ownership week starts on a Friday at 4PM and ends on the following Friday at 11AM.  This leaves 5 hours for the property’s housekeeping department to come in and clean the unit for the next owner.

Are there special assessments in addition to the regular maintenance fee?

  • While it is possible for a special assessment to arise, that has not been the case for ORTSA.  But, to be fair, it could happen.
